Continued Fine Tuning of Proposed Townhomes at Hungry Hunter Site

With a goal of simply providing feedback to the applicant, the Design Review Commission recently reviewed a proposed 23-unit townhouse project by Signature Development Group on the Hungry Hunter restaurant parcel at the corner of Mt. Diablo and Pleasant Hill Road. This project has been before the Commission a number of times and each time the developer has been attentive to concerns and suggestions by Commissioners. At an August meeting Senior Planner Greg Wolff said, "The project has evolved very well with changes in both circulation and architecture."
Five separate Craftsman style three-story buildings are clustered around an open grassy area in the center in the proposed project. Units are oriented toward the center with garages on the lowest level and stairs connecting upper floors. Although the property is completely bounded by streets and an off ramp, there is at least a ten foot minimum setback from the street and significant proposed landscaping as a buffer between the street and the townhomes.
Design Review Commissioners liked the project and were pleased with the applicants' changes. Commissioner Ptaszynski was "delighted and pleased with the progress made," adding that he loved the architecture because it's modest and not overdesigned.
Some discussion focused on the benefits of a grassy village green center versus a pool for residents. Tom Quaglia, Project Manager of Signature Properties, stated a village green feature was used in one of their projects in Mountain View with a gazebo, benches and a barbeque area that is used by residents.
Quaglia pointed out the plan mimics the existing conditions with the new buildings along Pleasant Hill Road sitting lower in the ground - similar to the existing restaurant. Specific details of the project will be addressed in future meetings. The project is scheduled to be reviewed again on September 26 at the Lafayette Library and Learning Center.
